BAC Dalian (registered 1997) develops evaporative condensers, ice-storage air-conditioning equipment and closed-circuit cooling towers. This greenfield new factory and Asia-Pacific laboratory consolidates its R&D and manufacturing on a single Lüshun site, designed to demanding US-investor certification standards.

- Full scope: architecture, landscape, interior, FM (factory mutual) design and LEED design
Key technical highlights
- Green / prefabrication: a showcase for new-energy and new-material application — over 90% of the building uses prefabricated new materials, with rooftop distributed photovoltaics for energy sustainability.
- Full-discipline BIM: complete digital BIM across all disciplines including finishes, improving design quality and supporting full-lifecycle management.
- Structural system: multi-story blocks use a 3D steel frame; single-story blocks use light-gauge steel with foamed concrete and a 10.5 m large-bay portal frame.
- MEP optimization: the HVAC scheme uses water-source VRF combined with a closed-circuit cooling tower — water as the heat-exchange medium gives higher efficiency than air-cooled systems while retaining VRF flexibility and high part-load efficiency, controlling investment cost.
- One-stop delivery: from concept through construction drawings, the team handled the full permitting process until the owner obtained the property certificate.
