Overview
A COSCO Shipping logistics base on a steeply sloped Dalian Bay site, comprising two warehouses and one comprehensive building. The design turns a difficult topography into a functional advantage and solves a non-standard high-bay fire-protection problem.
Scope
- Site 27,000 m², GFA 16,342 m², FAR 0.549
- Main warehouse 11,656 m², single-story portal-steel frame; plus a second warehouse and a comprehensive office building
Key technical highlights
- Structure / site: the geology is complex and the site level difference is large; rather than fight it, the design introduced an elevated, semi-open parking level beneath the warehouse — resolving the level difference, improving space use, and adding functional value.
- Architecture / fire: added Class-C (丙) high-bay warehouse fire design, with carefully planned fire-protection layout and materials.
- MEP / fire: warehouse and rack heights exceeded the automatic-sprinkler code limits and the warehouse is unheated; the team worked with fire-protection experts and equipment vendors to design a compliant sprinkler system adapted to the special space, meeting both fire-safety standards and operational needs.
